Permits & certifications.
What a container home, modular unit or flat-pack kit can be approved for, which documents Northern can supply, and the checks that belong to your jurisdiction.
Key policy details.
Start with the intended use
The approval path follows what the unit will be used for, not the container itself. A sealed storage container on private ground is usually a zoning and placement question. A unit that people live in, sleep in, work in or that the public enters is a building question, and the local building department decides what is required before it can be occupied.
Zoning, setbacks & placement
Before ordering, check the zoning district, permitted accessory structures, setbacks from property lines, maximum structure height, lot coverage and any restrictions on container or modular construction. Homeowner association rules, deed restrictions, shoreland and wetland overlays, floodplain designations and historic districts can apply on top of the zoning code. These checks are made with your municipality and are outside Northern’s scope.
Building permits for occupied units
Container homes, granny flats, studio cabins and other occupied buildings normally need a building permit, a reviewed site plan and an engineered foundation or anchoring detail. Most jurisdictions want stamped drawings from an engineer licensed in your state, together with energy-code, egress, fire-separation, snow-load and wind-load compliance for your location. Maine and most other states apply a statewide code with local amendments, so the reviewing office is the authority on what the submission must contain.
Modular & factory-built labels
Some states treat a factory-finished occupied unit as modular or manufactured construction and require a third-party inspection label applied before the unit leaves the plant. Where that applies, it must be identified before fabrication starts, because a label cannot be added after delivery. Tell Northern the installation state and intended use at quote stage so the correct build path is confirmed in writing.
Documents Northern can supply
Depending on the unit and the agreed order scope, the document pack can include the CSC safety-approval plate details and container identification where the build sits on an ISO container base, the manufacturer or build specification, material and steel grade information, dimensions and weight, weld and fabrication details, and manufacturer documentation for installed electrical, plumbing, HVAC, hot water or appliance equipment. Confirm the exact list in your written quote rather than assuming a category-wide standard.
Foundations, utilities & site work
Footings, piers, slabs, anchoring, drainage, electrical service, water, septic or sewer connection and any licensed trade work at the site are arranged by the buyer unless the accepted order states otherwise. Permits and inspections for that work are issued to whoever performs it. Have the foundation detail reviewed and approved before the delivery appointment is set, because a unit cannot be placed on an unapproved base.
Tiny homes on wheels
A unit built on a trailer is governed by its travel dimensions and weight as well as its floor plan. Confirm whether the trailer is included, its rating and the total towing weight, and keep the documentation that identifies the chassis. Registration, titling and any road-use requirements are handled through your state agency, and whether a towable unit may be lived in at a given address is a local planning question, not a product specification.
What Northern does and does not do
Northern supplies the equipment, the documentation listed in the accepted order, and the transaction paperwork that goes with it: the written order and itemized invoice, a bill of sale for the unit, sales-tax documentation for the purchase, the carrier bill of lading and delivery receipt, and the model, serial number and specification records for the unit supplied. These are the documents a code office, lender, insurer, accountant or vessel-registration office normally asks for, and Northern prepares them from the order records at no extra charge. Tell Northern who the document is for and what it needs to show, and it can be issued in the form that office expects. Permit and supporting-document work is available as a paid add-on service: researching the requirements for your address, preparing the submittal package, coordinating stamped engineered drawings and foundation details through engineers licensed in your state, and filing the application and following it through review on your behalf. It is quoted separately from the unit, because the fee depends on your jurisdiction, the intended use and how much third-party engineering the reviewer requires, and any municipal permit fees are passed through at cost. Ask for it at quote stage and the scope and price are set out in writing before anything starts. Northern is not your architect, engineer of record or general contractor, and the stamped work is performed by licensed third parties. Even with the paid service, Northern cannot guarantee that a given unit will be approved for occupancy in your jurisdiction, since that decision belongs to the reviewing authority. Northern also does not give tax, legal or accounting advice, and does not issue a document stating anything other than the actual terms of your order. Any statement about approval, certification or code compliance is limited to what appears in writing for your specific unit.
Before you order
Call your local code office with the intended use, dimensions and site address and ask what it requires. Send Northern the installation address, intended use, any state or inspection labelling requirement, and the drawings or documents your reviewer wants. Those details are confirmed in the written quote before fabrication or dispatch, which is far cheaper than discovering a requirement after delivery.
