A practical guide to scheduling, receiving and placing container homes, modular units and flat-pack kits.
Stocked equipment normally enters handling within 1–3 business days after the order is confirmed and cleared funds are received. Carrier transit is usually 3–7 business days, giving a typical arrival range of 4–10 business days. These are estimates rather than guaranteed appointment dates; Northern confirms the delivery window before dispatch.
Freight is based on the exact product, quantity, destination, carrier access and unloading method. Catalog prices exclude delivery and applicable tax unless a listing or written quote expressly says otherwise. Send the complete delivery address, site contact and access notes so the final order can show the agreed freight amount.
Prepare level, firm and load-bearing ground. The route must accommodate the agreed truck and trailer, with adequate gate width, turning room and overhead clearance from wires and branches. Confirm whether unloading uses a tilt-bed, crane, forklift or another method, and who supplies that equipment, before the carrier is scheduled.
Homes, granny flats, expandable units and modular buildings may require extra preparation or a project-specific delivery plan. Complete foundations, permits, utility connections, drainage and site work assigned to you before delivery. Any installation, assembly or connection service is included only when it appears in the accepted order documents.
Confirm the pallet count, packed dimensions and total weight, and arrange somewhere dry to store components until assembly starts. Provide the unloading equipment needed to move pallets from the truck, and check the supplied components against the order before building. Freight delivery does not include assembly unless it is listed in writing.
The carrier will use the contact details on the order to arrange or confirm delivery. An adult authorized to receive the shipment must be available. Weather, road restrictions, remote routes, carrier capacity and unsafe site conditions can extend the estimate. Storage, waiting, redelivery or special lifting costs caused by incomplete access information may be charged to the buyer.
Before signing, compare the shipment with the order, examine visible surfaces and packaging, and note any shortage or transit damage on the carrier receipt. Take clear photos and email Northern with the order reference within 24 hours of delivery. Keep all packaging and do not install damaged equipment until instructions are provided.
